01The Opportunity

A finished district
gains its first owners

The Battery Atlanta has operated as a complete destination since 2017. Restaurants, a concert hall, a hotel, offices occupied by national companies, and a major-league ballpark, all under single ownership and active management. What it has never had is ownership housing.

The Henry changes that. Its second phase carries fifty-four for-sale residences, reported to be the first in the district, in a tower shared with a 250-key Marriott Autograph Collection hotel and connected to The Battery by pedestrian bridge.

Which produces an unusual position

  1. i

The setting is proven, not projected

Most pre-construction asks a buyer to underwrite a neighbourhood that does not exist yet. Here it is built, occupied, and trading.

  2. ii

The residences are the open question

Price, size, plan, association cost, parking, and leasing rights are still to come, and they are what an ownership decision turns on.

  3. iii

The interval before launch is the advantage

There is no sales gallery and no price list yet. Preparation done now is done without competition, which is not true afterwards.

02Why this location matters

Ownership inside an operating destination

The relevant comparison is not to other condominiums in Atlanta. It is to the difference between owning within a managed district that already works and owning beside one that might.

01

The Battery Atlanta

A roughly $400 million mixed-use district owned by Atlanta Braves Holdings, opened in 2017 with approximately 400,000 square feet of leasable space.

Our reading

Finished, occupied, and operating, so there is no absorption risk to underwrite and no speculation about whether the surroundings will materialise.

02

Truist Park

Home of the Atlanta Braves, opened in 2017 and anchoring the district it sits inside.

Our reading

A major-league schedule is a demand engine and an operating condition at once. Both belong in an honest ownership assessment; the second is rarely raised by sellers.

03

Established hospitality

The Omni Hotel at The Battery Atlanta (16 floors, 264 rooms) opened January 2018 with a two-story restaurant and elevated pool deck.

Our reading

Operating hospitality raises the service standard around it (valet, security, food and beverage) in ways residential development alone rarely sustains.

04

Cultural programming

The Coca-Cola Roxy holds roughly 4,000 standing and programmes approximately 40 music and comedy events a year.

Our reading

Year-round programming keeps the district alive outside the season, and is the second source of event-day activity worth understanding before choosing an exposure.

05

Corporate presence

Comcast occupies an entire nine-story office building in the district, and Papa John's announced a headquarters move to Three Ballpark Center in November 2020.

Our reading

Daytime employment underpins weekday demand, sustains retail through the off-season, and is a durable source of executive relocation demand.

06

Cumberland and Vinings

The district sits in Cumberland, an unincorporated community in Cobb County, approximately ten miles northwest of downtown Atlanta.

Our reading

Cobb County, not the City of Atlanta: a distinction that carries through to taxation, schools, and services, and one relocating buyers routinely miss.

Architectural rendering. The pedestrian bridge and street-level approach connecting The Henry to the district.

An ownership consideration

Life at The Battery is active by design: eighty-one Braves home games across a regular season, and roughly forty music and comedy nights at the Roxy.

For many buyers that energy is precisely the appeal. For others it is an important consideration before purchasing, and one better understood early than late. Exposure, floor level, glazing, and event-day parking are the variables that decide how it is experienced from inside a residence, which is why they sit on our monitoring register.

03The development

What is established today

Every statement below is sourced and classified. Where credible sources disagree, we show the disagreement rather than choose the more attractive figure.

The for-sale component specifically.

Confirmed

For-sale residences

The program includes 54 for-sale condominium residences, situated in the development's second phase alongside the hotel.

Advisory note

Fifty-four is the entirety of the announced for-sale offering. Scale of this kind shapes how a sales programme is released, and who hears about it first.

Reported

First ownership in the district

These are reported to be the first for-sale residences within The Battery Atlanta district, which to date has been rental, hospitality, office, and retail.

Advisory note

No prior closings, no resale history, no established HOA benchmark. The benchmark has to be built from the wider Cumberland and Vinings market, which is work we maintain continuously.

Confirmed

Residence tower

The 54 condominiums sit in the second tower, which also contains a 250-key Autograph Collection hotel by Marriott and additional retail. Both towers are described as standing more than 20 storeys.

Advisory note

A shared hotel-and-residence tower raises answerable questions: private versus shared arrival, which amenities convey, and how the association and operator divide cost. These sit on our monitoring register.

Pricing, floor plans, residence sizes, association structure, and parking are not published yet. Anyone quoting them today is not sourcing them from the development team. Those terms sit on our monitoring register, and private clients hear them first.

What has actually changed

Dated, sourced, and separated from our reading of it. We add an entry when something happens, not to make the page look current.

  1. Development

    Phase one reported vertical

The first tower was reported to have gone vertical, roughly two years after breaking ground. The second tower, which carries the 54 condominiums and the hotel, still has no announced construction start.

    Buyer interpretation

Vertical construction on phase one is the clearest signal so far that the wider development is proceeding. It says nothing yet about when the condominium phase begins, which is the milestone that governs a sales launch.

  2. Development

Phase two programme described: 54 condominiums and an Autograph Collection hotel

The second phase was described as a 250-key Autograph Collection hotel by Marriott alongside 54 for-sale condominiums, reported as the district's first ownership housing, in a tower of more than 20 storeys.

    Buyer interpretation

A hotel brand in the same tower is not the same thing as branded residences. Nothing published establishes a Marriott residential programme, services or benefits for condominium owners, and we are tracking whether that ever changes.

06Buyer questions

What buyers ask about The Henry

Answered from the public record, with the unknowns left as unknowns. Where something has not been released, that is the answer.

What is The Henry Atlanta?

The Henry is a two-phase, two-tower mixed-use development on Circle 75 Parkway, immediately adjacent to The Battery Atlanta. It combines apartments, condominiums, a hotel and retail, and is designed to connect to the district by pedestrian bridge. It is named in tribute to Henry “Hank” Aaron.

Where is The Henry located?

On Circle 75 Parkway in Cumberland, an unincorporated community in Cobb County, Georgia, roughly ten miles north-west of downtown Atlanta and directly beside The Battery Atlanta and Truist Park. The postal area is 30339.

Will The Henry have condominiums?

Yes. The published programme includes 54 for-sale condominium residences, situated in the development's second phase alongside the hotel. They have been reported as the first for-sale housing within The Battery Atlanta district, which to date has been rental, hospitality, office and retail.

How many condominiums are planned at The Henry?

Fifty-four. That figure appears in the project architect's own description of the development and in reporting on the second phase. It is the entirety of the for-sale offering announced to date.

Will The Henry include a Marriott hotel?

Public project information identifies a 250-key Autograph Collection hotel by Marriott as part of the development's second phase, in the same tower as the condominiums.

Autograph Collection is Marriott's portfolio of independently operated upper-upscale and luxury hotels.

Are The Henry condominiums Marriott-branded residences?

Not as far as the public record establishes. Current information confirms an Autograph Collection hotel alongside the condominiums; it does not establish that the residences themselves are Marriott-branded residences.

That distinction matters. Branded residences typically carry a licensing arrangement, a service programme and a fee structure that ordinary condominiums beside a hotel do not. Nothing published to date confirms any of that here, and no hotel services, loyalty benefits or residential programme have been announced for owners. If that changes, we will say so and cite it.

Has pricing been released for The Henry condos?

No. No pricing, price per square foot, or price banding has been publicly released for the 54 residences. Any figure presented as pricing today is not sourced from the development team.

Until pricing exists, the only honest way to frame a budget is against comparable luxury inventory in Cumberland, Vinings and the wider intown market, which is work we maintain for registered buyers.

Register to get them first →

Are floor plans available for The Henry?

No. No residence floor plans, square-footage ranges, or residence-type mix have been publicly released.

Register to get them first →

When will The Henry condos go on sale?

No sales launch date, sales gallery, or marketing organisation has been announced for the residences, and we have identified no announced construction start for the second phase, which contains them.

Reporting on overall delivery does not agree: coverage in 2024 described completion at the end of 2026 or in early 2027, while later accounts have referenced 2029. We have found no developer statement resolving the difference, and we are not going to pick the more attractive figure.

Who is developing The Henry?

Goldenrod Companies of Omaha, in partnership with SK Commercial Realty of Atlanta and Braves Development Company. Holland Basham Architects is the project architect and JE Dunn Construction is the general contractor.

How can I get updates about ownership at The Henry?

Request private buyer access. You tell us which ownership details matter to you (pricing, floor plans, association structure, parking, launch timing) and we follow those specifically, sending you what is released with a reading of what it means for your position rather than a link.

It is not a newsletter. Nothing is sent on a schedule.

Can a buyer have their own representation at The Henry?

Yes. A purchaser at a new development may be represented by their own agent, and that representation is separate from whoever the developer engages to sell the project. Chimpre Group works on the buyer's side and can represent you if you reach the point of purchase, including advising that The Henry is not the right fit.

Is this the official website for The Henry?

No. This is an independent buyer-advisory channel operated by Chimpre Group, a real estate team whose brokerage services are provided through eXp Realty, LLC. It is not produced, endorsed or approved by the developer and is not an official sales channel.

Signing up does not create a brokerage agreement, a reservation, a purchase right, or a place in any developer queue. None exists to give.

07Buyer intelligence

What private access actually means

A mailing list forwards announcements. An advisory relationship tells you what an announcement means for your budget, your timing, and your position at launch.

01

Monitoring around your interests

We follow permitting, county filings, developer and brokerage announcements, and site progress continuously. What reaches you is filtered against what you have told us matters, and arrives with a reading rather than a link.

02

Interpretation, not forwarding

The useful question is rarely what was announced. It is what the announcement implies for pricing bands, allocation at launch, association cost, and delivery risk.

03

Comparison to live inventory

The district has no ownership history, so The Henry can only be judged against the wider Cumberland, Vinings, and intown luxury markets. We keep that comparison current, including properties available now.

04

Ownership preparation

Financing posture for a new-construction condominium, proceeds from a home that must be sold, timing against a lease or a relocation. These are slow to arrange and decisive at launch.

05

Reading the documents

The declaration, budget, and purchase contract will arrive late and be read quickly. We read them properly: leasing provisions, reserve adequacy, cost-sharing with the hotel operator, and what the developer is actually obliged to deliver.

06

Representation when it is warranted

If you reach the point of purchase, we can represent you. That decision is yours and comes later, including the decision that The Henry is not the right fit.
